The Portland housing market continues to demonstrate resilience as we move through the spring selling season. According to the latest RMLS data, the median sale price reached $560,000, representing a 1.8% increase from April. While prices remain slightly below last year's levels (down 1.7% year-over-year), steady monthly appreciation signals continued buyer confidence.

Market activity remains strong, with 2,053 homes sold in May, up 2.0% from the previous month and 1.7% higher than a year ago. This increase in closed sales reflects healthy demand as buyers take advantage of improved inventory options.

Speaking of inventory, active listings climbed to 6,114 homes, a 6.7% increase month-over-month. More available homes are giving buyers additional choices and creating a more balanced marketplace compared to recent years.

Homes are spending an average of 57 days on the market, slightly lower than April but modestly higher than last year. This suggests that well-priced and well-presented homes continue to attract attention, while buyers are taking a bit more time to evaluate their options.
